The Freedom Front Plus (VF Plus) encourages pensioners in the Ekurhuleni Metro to apply for a rebate on their property taxes before the new property valuations take effect on 1 July 2025.
The new valuation roll requires all previous rebates to be renewed.
The Metro has increased the income threshold for pensioners to qualify for rebates, meaning more households may now be eligible.
Failure to renew could result in the loss of benefits and an increase in monthly property taxes.
The new rebates are as follows:

R4,620.01 – R9,155.00 | 85% |
R9,155.01 – R13,739.00 | 70% |
R13,739.01 – R18,217.00 | 55% |
R18,217.01 – R22,894.00 | 40% |
To qualify, the applicant must:
• Be the registered owner of the property or registered as a “Life Right user” at the deeds office.
• Provide a valid identity document.
• Be at least 60 years old at the time of application. If a couple is married in community of property and the property is registered in both their names, the age of the older spouse will apply – or that of an approved disability grant recipient or medically retired person.
• Not already be classified as indigent and receiving a tax rebate.
• Permanently reside on the property, which must consist of only one dwelling, with no portion rented out.
• Confirm the above details through a sworn affidavit and/or the latest income tax assessment.
If the application is approved, the following criteria apply:
Part 1:
A valuation reduction of R150 000 on the property for tax purposes.
Part 2:
An additional rebate on monthly property taxes based on the average monthly household income over the past twelve months.
